San Juan sits on the same expansive clay soil that defines the entire McAllen area, where the ground swells and shrinks with every wet and dry cycle, and that clay is the single biggest threat to any fence you plant in it.

McAllen Fence Contractors has served San Juan and the surrounding areas since 2010, and we know exactly why homeowners here call us: post heave, leaning fences, and storm damage are not surprises to us. They are the reason we exist. We work on the clay, not against it, and we set posts deep and true so your fence stays straight through the next wet season and the next dry spell after that.

Fence Service in San Juan, ZIP 78589

San Juan's housing stock ranges from older single-family homes on modest lots to newer subdivisions with larger properties and HOA rules. Almost every fence problem we see here traces back to the same root cause: clay soil that heaves posts out of plumb and racks panels out of square. The mix of older streets and newer developments all sit on the same sticky clay-over-caliche ground, where deep post holes and proper concrete setting matter far more than post gauge or panel thickness. Humidity and ground-line moisture rot untreated wood faster than anywhere else, and a leaning fence is almost always a post problem, not a panel problem.

We have been installing and repairing wood, vinyl, chain link, aluminum, and ornamental metal fences in San Juan since 2010. Our crews understand the local soil, the seasonal water table, and what it takes to build a fence that stays square. We are fully insured, and our team carries the AFA Member Installer credential from the American Fence Association.

How a Fence Job Works in San Juan

Step 1: You call us at (956) 586-5811 or request a free estimate online. We schedule a time to walk your property, measure the run, look at soil conditions, check for utility lines, and listen to what you want. This visit is free and carries no obligation. We will also point out any local code or HOA rules that affect your fence height, material, or setback.

Step 2: We call in a Texas 811 utility locate before we dig any post holes. Once utilities are marked, we set posts in concrete to the depth the clay demands, not the depth a generic chart says. We install panels plumb and square, and we brace gates properly so they do not sag or drag. If your fence sits on a slope, we step the panels rather than rack them, so the top stays level and the fence looks right. If you have an HOA, we coordinate with them and keep a copy of your approval on file.

Step 3: We haul away all debris, sweep the property clean, and walk you through the finished work. You get a warranty on labor and a clear explanation of what to expect from your fence over the next few years.

Fence pricing in San Juan depends on material, length, soil conditions, and what you already have in the ground. A chain link fence starts at $14 per linear foot. Wood privacy fence runs from $24 per linear foot. Vinyl starts at $34 per linear foot. Aluminum and ornamental metal start at $38 per linear foot. If you have an existing fence that needs repair, we charge from $400 for post repair and replacement work, and from $400 for general fence repair. Storm damage assessment is free. Automatic driveway gates start at $2,500. Every job is different, and the only honest price is one we give after we see the ground and hear what you need. Call us at (956) 586-5811 for a free estimate, or use our online form to request one. We will show up, measure, look at the soil, and give you a real number.

Why does my fence lean even though the panels look fine?
San Juan clay heaves and shrinks with wet and dry cycles. Posts set too shallow or tamped without concrete will lift out of plumb, especially in late summer when the ground dries and shrinks. A leaning fence is almost always a post problem, not a panel problem. We repair or replace the posts and reset them in concrete at the depth the clay requires. Once the posts are solid, the panels will be square again.
Can you repair my fence, or do I need to replace the whole thing?
We always look at repair first. If posts are sound and panels are intact, we fix what is broken and leave the rest alone. If posts are rotted at the ground line or heaved beyond square, or if panels are cracked or split, we replace those sections. If the fence is old, leaning badly, and the cost to repair it exceeds 60 percent of the cost to replace it, we will tell you that replacement is the better spend. Honest guidance is what we do.
My fence was damaged in a storm. What do I do?
Call us at (956) 586-5811 right away, especially during hurricane season from June through November. We offer a free damage assessment. We will document what happened, take photos, and give you a repair estimate. We can help you gather the information you need for an insurance claim. We do not promise that damage will be covered, but we will be honest about what we see and what it costs to put right.
Do I need a permit to install a fence in San Juan?
Permit requirements vary by jurisdiction in the McAllen area. Some parts of San Juan and Hidalgo County require a permit, and others do not. Height, setback, and material rules are set by the city or county and change depending on where your property sits. If your property is in an HOA, the HOA has its own architectural standards for height, material, and color. We know the local rules, and we will tell you what applies to your property before we start work. You should always verify with the San Juan city office or your HOA if you are unsure.
What if my neighbor's fence is on my property line, or my fence is crossing into theirs?
Property line disputes are common and serious. The only way to know for certain where your line is located is a survey from a licensed land surveyor. We install on the line you identify, and we work from your existing survey if you have one. If you do not have a survey and there is any doubt about the line, get one done before we start. It costs less than a fence dispute.
Are you insured?
Yes. We are fully insured with general liability and workers' compensation coverage. We can provide a certificate of insurance on request. Our crews are trained and insured for the work we do, and we carry the AFA Member Installer credential from the American Fence Association.
When is the best time to install or repair a fence in San Juan?
Fence work can happen year-round here because the ground rarely freezes. Late summer and early fall, when the clay has dried and shrunk, is when fence problems become most visible. Storm damage from June through November can create urgent repair needs. The best time to call is when you notice a problem or when you have decided what you want. We will schedule the work around your needs and the weather.
